This website outlines aspects of an End to End engineering, procurement and construction management based building delivery strategy. This strategy is much better suited to today's construction and financing environment than traditional Design Bid Build, Lump Sum, GIMP, or Cost Plus design delivery strategies.
A Process Based Approach best acknowledges the complex realities of building buildings. It does so by offering suitable levels of control of project delivery, resource procurement, construction specifications in relation to design scope. It also does this by understanding the design delivery flexibly and in components.
EPC (m) starts from a well defined design intention realized via coordinated project and construction management which extending through increasing detail (LOD) towards project execution and building management, including if needed, deployment of digital modelling twins for situatiosn having high stakes (bridges, healthcare eg.).
EPC(m) marries BIM information across all phases and all design and delivery teams using responsive database management (incl. SQL, SharePoint, Qbase).
Numerous potential opportunities for use of AI artificial intelligence present themselves in this process by making rigorous the alignment of design and construction to facilities management.
Projects shown on this website involve aspects of EPC(m) as a delivery strategy starting in 2000 as follows:
1/ Design and construction of several large multifamily midrise privately developed residential in downtown Chicago;
2/ Program management of Child School Arts Center in NYC, Roosevelt Island 2012-3 with oversight of record architect, engineers, scope, QAQC;
3/ Program Management including Engineering and Environmental at scale for Federally Funded community reconstruction in NYC with Mayors Office of Housing Recorvery as client to IBTS, 2014-19, total contract value approx.$400MM;
As the need for value grows globally in an age of diminished economic resources, EPC(m) as a service model becomes increasingly justified.
This is especially true as all architecture is in spirit to some degree modular, ie component based, especially now as needs at scale increasingly present themselves as digital becomes increaingly versatile and available.
